Top 6 Things Your Realtor Must Do To Sell Your Home Fast and Maximize Your Profit

In my previous blogs, I wrote about right and wrong realtor, and the top 10 questions you must ask before you hire a realtor.

Now, after your search, interview, careful screen, and reference checking, you sign an agreement with a realtor who you think is the Mr. Right Realtor. Now, what should you ask your Mr. Right Realtor to do in order to sell your home fast and maximize your profit?

Selling a home is a business decision. You should treat it as business. Now, you should act as the business manager for this home selling project and the real estate agent is your contractor. You need to make right decisions and be able to tell your contractor to do what is necessary, and make sure every thing is doing right.

If you are an informed decision maker and knowledgeable project manager, the chance for your home selling project to succeed will be much higher. Does this make sense to you?

Here are the for you and do well:

1. A Complete Plan

Ask you real estate agent to give you’re a complete business plan as to the services the realtor can provide for you from market analsysis, things to fix up, pricing, staging, marekting, etc. to the final step of closing.

2. Detailed Report of Your Property

Request a complete report of your property with comparative market analysis (CMA), ideas for improvements, cosmetic changes, structural repairs or anything that could add value to your property.

3. A Complete Marketing Plan

Insist on a complete step-by-step marketing plan of how your property is going to be sold and marketed. Look for innovative ways to attract homebuyers. Demand 24-hour advertising, lead accountability and tracking services.
 
Just placing a yard sign in front of your home and listing on the MLS are not enough. You must insist on a complete market plan and be executed well.

A complete market plan should include

a) Good marketing materials: professional flyers and photos
b) Internet marketing plan and eFlyer distribution
c) Advertising at least three different media, such as newspapers, community or local newspaper and yard signs
d) Direct Mails or post cards
e) Telemarketing efforts, recorded messages and cold calls to prospective

4. A Net Sheet

Request a complete net sheet, minus commissions and fees, showing your exact proceeds at the time of sale.

5. Require A Pre-qualification Letter From Every Offer

When an offer coming without a prequalified letter, require your realtor to inform the buyer agent or buyer to submit one or the offer will not be considered.

Don't waste valuable time negotiating or showing your property to unqualified prospects. Insist your agent prequalifies candidates to screen out all unwanted prospects.
 
6. Require A Written Plan Of Negotiation Strategy

Have your realtor t o send you a well conceived written plan of negotiation strategy. In any business negotiation, you don't get what you deserve, you only get what you ask for or negotiate for.  Insist on a sound negotiation strategy before you entertain your homebuyers.

Make yourself a checklist on above items and give a copy to your realtor. Use the list as the performance report.

If a realtor does everything well on this list, I’m sure that your chance to sell your home fast with maximized profit will be much higher.
