How A Right Real Estate Agent Looks Like?
In my previous blog, I wrote about the 8 indications of the wrong real estate agent not good to sell your home. Here, I’m going to talk about right real estate agents to sell your home. How a right real estate agent looks like? Should the agent look handsome or beautiful to sell your home? Forgive me to use this title for this blog.  It really doesn’t matter how an agent looks like. What matters is what characteristics of a real estate agent has. Followings are the characteristics of a right real estate agent should have to sell your house:![]()
1. Experienced in a specialized residential properties right at the price range of your home.
As for experience you should look at following aspects:
a) A good real estate agent usually picks up a specialty in his area of business, such as focusing on the properties of certain price range, specific properties, and specific geographic area. If your home is a high end one, the right one should be the one who specialized at luxury homes.
b) Years of in real estate business with good performance. Number of years in business is important. But, the most important number is the number of properties he sold. Which one would you like to hire, the one with 10 years experience sold 10 houses, or the one with 2 years experience sold 10 houses? Ask the question on how many years in business and also ask how many houses he sold last year and the references. Ask the agent how many houses listed last year and of them, how many houses were sold.
c) Experienced on staging houses. Ask the agent if he has done any home staging or at least saw some professionals done that.
d) Knowing how to price a home right.  A right agent should be able to price the home right according the market conditions, the competitions in the neighborhood, and seller’s situations and objectives. The right one should be able to get the date right to do comparative market analysis (CMA) and tell you the reasons why your house should be priced that ways.
2. Excellent at real estate marketing
Marketing capability is very important in selling your home. You should look at three aspects:
a)Â Â Â Â Â Financial aspects: what allowance of the marketing budget the agent is going to have to sell your house.
b)Â Â Â Â Â Marketing skills: A right real estate agent should
·         Know how to do internet marketing, has access to major online listing services
·         Know how to do direct mail campaigns
·         Has regular ads on new papers
·         Be able to generate very good marketing materials, including professional photos for online shows and professional flyers, brochures, and classified ads.
·         Has good network with other real estate agents
·         Know how to show your home through open house and successfully bring large crowd potential buyers in the open house.
3. Good negotiation skills:
While interviewing an agent, you should pay attentions to see if the agent is a good listener, or a good question asker. A good negotiator always asks questions and listens with great attention.
In addition, ask for the record of the agent’s ratio of the sale and listing price both on buying and selling. A good negotiator usually got a higher ratio close to 100% in selling and a lower ratio in buying. Some agents may even don’t have any of this information.
4. Readily available to respond to the calls from buyers or buyer agents.
A right agent always has a live person to answer phone calls and will respond to your call within less than an hour to few hours if a message is left to the agent. Do several testing calls at different timeframe to the agents you have interviewed, you can find out this.
5. Hard working. Â
A right real estate agent is likely to do everything to market your houses. The agent will use all the free online marketing tools to market your house in addition to list your house at the website of the multiple listing services. Your info box in the front yard is always replenished with new flyers. Drive around to see the yard signs and info box and see which agent has done this well. Or ask the addresses of the agent’s current listings and then drive around to see those properties. You will be able to find out. Â
A hard working agent will follow up all the potential homebuyers by calling the buyer agents who showed the house same day or next day and ask for the feedback from them.
6. A right agent should also have integrity, honest, and good personality. Last, but NOT less important. They matters.
Those are the 6 major characteristics a right real estate should have. Whenever, you decide to hire a real estate agent, you should use them as your guides for hiring.
