Regarding Seven Money Saving FSBO Options
I picked up a very nice article from eZine by Wee Dilts while I was surfing online. The title of the article is “Seven Money Saving FSBO Optionsâ€. In this article, Wee clearly presented 7 money saving FSBO options. Wee also gave you pros and cons for each option and suggestions to overcome those cons for each option.
Those seven options are:
1. Sell by owner with no co-op to buyer agents.
2. Sell by owner and have a licensed broker or attorney write the contract.
3. Sell by owner and offer a buyer agent co-op fee.
4. List for sale by owner on MLS for a Flat Fee and co-op with a buyer agent.
5. List on local MLS for full service. Pay a discounted commission.
6. Sell on eBay and pay their fees.
7. Pay outrageous 6-7% for full service.
for sale by owner is my favorite way to sale my investment properties. Sometimes, I combine it with lease option or owner financing. I believe that home sellers should be benefited a lot from reading Wee's article if they sell their homes with for sale by owner.
One point I would like to add is that, regardless of what option you choose, picking single one combining more than one option, you must know how to market your home effectively. You will not any save money and probably end up losing money if you don’t know how to effectively market your home and your home has to be on the market for a long time. The holding costs are the monthly mortgage, plus property tax, and marketing costs. It is OK if you only have one mortgage and you will not move if your house isn’t sold. But, if you have more than one mortgage and house is vacant, then you lose will be severe.
My point here is that your marketing should be effective whether you hire a real estate agent or sell your home with for sale by owner. If you decide to go FSBO, you must know how to do effective marketing. If you decide to hire a real estate agent, you must make sure the agent knows how to market your house effectively. You must constantly check if the agent is doing marketing campaigns for you and if the campaigns are effective. No effective marketing, no money saving. Spending few hundred bucks to do effective marketing, can save you several mortgage payments. Which is lighter and which is heavier? I think you know the answer.
Therefore, you should not only choose the right option with for sale by owner, but also conduct effective marketing campaigns in order to successfully sell your home and really save your money.
