8 indications that tell you if you hired a wrong real estate agent to sell your home
If you hired or about to hire a real estate agent to help you to sell your house, do you really know what kind of real estate agent is a wrong agent to sell your home? Do you know how to tell the right one from the wrong one? A wrong real estate agent will cost your money and valuable time, and even worse, may end up failure to sell your home. Here are 8 indications that can tell you if the agent isn't good to sell your house.Â
 1.     Doesn’t have a comparative market analysis (CMA) report for you
  A CMA report tells you 1) sale prices of most recently sold houses in your neighborhood or your subdivision; 2) number of days sold; 3) active listings; Those are important information to help you to determine the list price of your home, to know who is your competitors.Â
 2.     Couldn't provide advice on how to price your home
You need the advices on how to price your home based on the market environment and competition. You have to price it different in buyer's market from seller's market.Â
3.     Couldn't provide advice on how to stage your home
Staging your home is very important to make your potential buyers fall in love with your house. It is cheapest and effective way to get your house sold with a best price.
4.  Cannot tell you what are the plans to market your house
No matter how nice is your home, if no one knows it, the house wouldn't sell itself. You need to do a lot of marketing. There are many ways to market your home for sale. There are also many free ways to market your home.
5.   There are always answer machine answering your phone and no quick response to buyers' calls
Using the phone number on the yard sign in your front, pretend to be a buyer and call that number every 2 to 3 days to test.  If the agent does not response, either the agent is too busy on his business or does care your business.Â
6. Information box in your front yard is empty most of the time
 Either the agent is too busy or too lazy, or doesn't care.Â
7.     Doesn’t respond to buyer’s offer in timely manner  8.    Doesn’t know how to negotiate the real estate deal
When talk to your agent, pay attention to see if the agent is a good listener, and can the agent keep his/her mouth shut up. These are two important characters of a good negotiator.Â
Those 8 characteristics are the indications of a wrong real estate agent who is not good to sell your home. But, how can I identify a good one.
